The latter presented, on the occasion of a press conference, a quantitative assessment of the Ariège real estate for 2021 and the prospects opening up at the beginning of 2022.

Properties close to ski resorts

The average price of old apartments, which is 1260 € remained stable (+0.3%) compared to other municipalities in neighboring departments such as Montauban where in this market we fix price growth up to +12.4%, Osh +10.9%, Cahors +14.8% or even Tarbes +15.9%.

” IN Vera as well as Pamier, the policy of retraining the city center has not yet borne fruit,” continues Maestro Magali Patino. “Cities like Ax-les-Thermes or Ustou are calculated above the median price, respectively, at the level 2130 euros as well as 1330 euros “. In old apartments, the segment of studios, 2 and 3-room apartments remains the most dynamic, which indicates that this is often a question for investors. What about old houses?

As for old houses, this is a market where volumes are growing, but so are prices: +4.8% at an average price of 110,000 euros.. The average size of the best-selling properties is balanced, from 3 to 6 rooms, which clearly demonstrates that “everything is for sale.”

As for the apartments there is a big price difference between Lower Ariège and Upper Ariège. but for old houses the prices are highest in the Lower Ariège (€110,600 in Volvestra, €91,000 in Couseran, €85,000 in Pays d’Olm). In such a community La Tour du Crieuxthe average price rises to 195,200 euros “because the goods sold in this new city may only be 5 or 10 years old and therefore in very good condition,” explains Patino.

For Saverdun the average price is 166,000 euros, 162,000 euros in Varilesfrom 153,000 euros to Verafrom 131,500 euros to Pamier while in Lavelane we go to 74,100 euros or 79,500 euros in Domazan-sur-Arise. Depending on the location in the department and the quality of the access road, the difference in price is significant.

In terms of building land, here too, 2021 was an extremely dynamic year for the department:

This is the surprise of 2021: building land made a rather impressive jump in volumes (+24%) with a reasonable price increase (+2.9%). Supply has returned to this market, which had previously been rather volatile. We can think that the stabilization of the rules in terms of compaction and the needs expressed by new buyers, which are the heart of this market, have stimulated this particularly dynamic comeback.

The average price of building land is 36,000 euros. It can be seen that most often large plots were sold (from 900 to 1499 m2). The most expensive is still lower Ariège (42,000 euros).

Buyer Profile

As in previous years, 25% of buyers belong to intermediate professions, this is the most represented socio-professional category; the average age of the majority of buyers is still over 60, even if the curve for 29 and under increases slightly. “The average tenure of real estate does not change and is 15 years, which is a sign of a rather slow and non-speculative market. It is worth noting that 52% of buyers are in Ariège, compared to 63% in 2020, which means that the department has attracted investors from outside of it.”

If January remained at the dynamics of last year, then the real estate market is marking time. Since February 2022, pre-contract data has shown a marked slowdown in transactions. “We are facing a special context, the approach of the presidential election and the issues related to taxation that will be applied, as a rule, are a source of change in the behavior of buyers who work during the break,” said Maestro Magali Patino. And add:

“But to this are added exogenous phenomena, international news about the war in Ukraine, rising energy prices, rising cost of building materials … all these factors lead to a reluctance to make a purchase. But let’s not forget that the value of the stone has always been healthy and reliable, especially in times of crisis,” concludes the notary.
